Sound Familiar?
You're winning more work, hiring more people, taking on bigger contracts. And yet the bank account never seems to reflect it. Every new job requires you to front labor and materials weeks before a dollar comes in — and the faster you grow, the bigger that gap becomes.
You've walked into the meeting with financials, backlog, and a track record. The banker nods along, then comes back with a low offer, impossible covenants, or a flat denial. Meanwhile your competitors are moving faster and you're stuck waiting. The problem isn't your business. It's the instrument you're using to finance it.
Without flexible working capital, every new contract is funded by the last one. You're constantly managing the gap between what clients owe you and what's actually in your account. That mental math is exhausting — and it limits how aggressively you can bid, staff, or scale.
Invoice factoring has been used by industrial businesses for decades — but it's rarely explained clearly, marketed honestly, or structured for operators who actually understand their own business. This book changes that.
Inside the Book
Written for operators, not academics. Every chapter addresses a real decision you'll face as you scale.
Understand the structural reasons traditional lenders can't serve growing industrial businesses — and why that's not a reflection of your company's value.
A clear breakdown of how net-30, net-60, and net-90 payment terms silently strangle growth — and why more revenue often makes the problem worse.
Strip away the mystery. Learn the mechanics of factoring, what it costs, how advances are structured, and what separates a good deal from a bad one.
A framework for aligning your financing structure with your growth trajectory — so capital availability expands with your business, not against it.
The questions every operator should ask before signing a factoring agreement — advance rates, recourse terms, notification requirements, and exit flexibility.
Real-world examples from construction, manufacturing, logistics, and staffing showing how companies used AR factoring to grow through their biggest contracts.

About the Author
Justin Grimes is an entrepreneur, developer and operator who has spent his career building, scaling, and restructuring growth-stage businesses where timing, cash flow, and risk allocation matter as much as revenue.
He is the founder of Heritage Factoring, where he works with business owners across construction, logistics, manufacturing, staffing, and other asset- and payroll-intensive industries to design capital structures that support sustainable growth. His work focuses on aligning liquidity with real operating demands — not simply providing access to capital.
Before founding Heritage Factoring, Justin built and operated companies across manufacturing, fabrication, logistics and construction that experienced the full arc of growth: early momentum, rapid expansion, cash compression, and the structural pressure that comes when revenue outpaces infrastructure. He has personally navigated the tension of turning down profitable work due to timing exposure, managing payroll under extended payment terms, and learning — sometimes the hard way — that margin alone does not create stability. Those experiences shaped the framework in this book.
Justin is based in the Houston, Texas area, where he lives with his wife and three sons. When he is not working with business owners or building his own companies, he can usually be found outdoors with his family — the only place where the numbers stay quiet.
